How we price
Every villa is priced system by system, from the parts its own design calls for. You see the whole bill, in hours, before you commit to anything.
System by system
A villa's ELV is six systems, not one. Each is priced from the parts its design calls for and has its own subtotal on your bill, so you can see what every system costs and decide on each one separately.
Automation
Actuators and dimmers in the distribution boards, keypads and room screens, presence sensors and the power supplies that feed them.
Moves withlighting circuits (dimmed cost more than switched), room screens, and motorised curtains, opening by opening.
WiFi
Access points wired back to the rack, and the network switch they share with the other systems.
Moves withthe floor area to cover, at roughly one access point per 100 m².
CCTV
A ring of cameras around the plot, and the recorder with its drives.
Moves withthe number of cameras and the days you keep the recordings; our default is 31.
Intercom
The station at the gate and the screens that answer it, including a compact one for staff.

Door access
A smart lock on the main door as standard.
Moves witheach further door you ask us to lock.
Audio
Speakers in the rooms you live in, and the amplifiers out of sight in the rack.

The hardware line sets the grade of every part (Lifestyle, Signature or The 1%), and your answers set how many parts there are. The engineering is the same in every line.
Parts, then the work
Our bill covers the parts and the engineering. The work that puts them into the walls belongs to your installer, who quotes it from our documents.

Interior design and fit-out firms, contractors and consultants hold Homestat Studio accounts with their own terms, which stay private inside the account. Homeowners who come to us directly receive a direct rate, and we tell them what it is before they commit.

Your installer prices this from our documents, so every installer you ask is pricing the same villa. We tell you what to expect before you choose one.
Every bill carries this line, and it is your wall switches. Keep any series that matches your sockets, and a small binary input behind each one brings it into the system. We never recommend new switches out of the box; if you want one of ours, we add it to your pack at its price.
Keep your own switchesNo headline number
A smart home advertised at one low price is often one system in a few rooms. The rest of the villa, the wiring and the installation arrive later, one upgrade at a time.
One system is not a villa
Automation is one of six systems. Its price on its own says nothing about WiFi that reaches the majlis, cameras on the boundary, the gate, the front door or the music, and a villa needs all of them to work as one.
No typical villa
Two villas with the same number of bedrooms can differ by a third in ELV: dimming against simple switching, screens in every room against screens only where they earn their place, a ring of six cameras against ten, music in two rooms against eight. A typical figure would be wrong for most villas, so we price yours.
Compare like with like
Ask every supplier for the same six systems, room by room, with the wiring, installation, programming and commissioning named, and who is responsible for each. A low number that leaves half of that out is not cheaper. It is unfinished.

Half on order and half before the hardware ships, or a design retainer first if you want the full engineering before you decide.

Half on confirmation, which pays for the wiring drawings, the engineering handover and the supplier's deposit, and half before the goods leave the supplier.
